The costs for a Viaduct customer looking to resell their shared ownership home will include*:
  • Sales fee - The lease usually allows for up to 1% of the value, however we aim to keep our fees low for shared ownership customers and charge our minimum fixed fee which is £1,500 +VAT. A higher fee may be charged should you require accompanied viewings. (payable upon completion of the sale).
  • Sales Administration fee £240 +VAT (Payable upon instruction and taken off the final sales fee) This fee may still be charged if the sale does not complete, as it covers our administration costs.
  • Stockport Homes Solicitors fees between £400-£600+VAT.
  • Energy Performance Certificate (if required) £50 – £100.
  • Management Pack Fee (if required) £210 for flats and £150 for houses inc. VAT.
  • RICs valuation (Dependant on surveyor).

Our Agency Sales fee will only apply where Viaduct have found a buyer. The sales administration fee will be applicable to all sales. You will be responsible for all your legal costs, please always check with your solicitor to confirm all applicable fees prior to proceeding.
