From registering your initial interest to moving into your perfect home, this section covers your journey towards home ownership. For additional information, check out our helpful What is shared ownership? or Shared Ownership information guides.

Register Your Interest

To stay up to date on all our latest developments, properties, or promotions we strongly encourage you to sign up to our Register of Interest Mailing List. By specifying what you are looking for, we can let you know at least 2 weeks in advance of properties being released and regularly share any news we feel you would love.

Find a Property

You can view all the properties we have available as well as our current and future developments by visiting the Find a Home page. For more information on any of the properties you have seen advertised, contact a sales advisor to arrange an on-site viewing at your convenience. To find out more about properties coming soon, sign up to our register of interest list.

Please note:

All floors plans, specification and images are indicative and subject to change. Changes to the build specification can change during the build and any changes will be brought to your attention. You will also be given the opportunity to view the home before you exchange contracts. Any concerns should be raised before or after this viewing in writing to Viaduct Housing Partnership and all parties must be in agreement to the changes before proceeding to exchange of contracts

Applying for a property

Once you have found a property you are interested in, the next step is to apply through the Help to Buy website. They will give the authority you need to go-ahead with buying your home.

Our sales team are always on hand to help you through the application process, including which documents you need to provide. You can contact them today by emailing [email protected] or calling 0161 218 1303.

Reserving a Property

Once your application has been approved and you wish to reserve a property, we will require several documents from you before we can accept a reservation fee:

  • Mortgage Offer in Principle
  • Proof of deposit, for example a bank statement to show the funds
  • Proof of identity, such as example a passport or driving licence
  • Proof of current address, such as a utility bill, credit card statement or phone bill
  • Three months banks statements and wages slips

Once we have the above documents, we will carry out fraud and affordability checks to confirm that you do not own another property or have any other debt that we have not previously been made aware of that could make it difficult for you to keep up with rent and mortgage repayments.

To reserve a property, you will need to pay a £500 reservation fee. This fee will take the property off the market and will be deducted from the final purchase price. Please see the terms and conditions on the reservation agreement.

Legal Stage

Once you have reserved your property, you will need to instruct a professional legal advisor to carry out the legal formalities of buying a home and to represent your interests.

We recommend that you find a solicitor who is experienced in dealing with shared ownership homes.

Your solicitor should keep you updated throughout the legal process; however, our Home Sales Advisor will also be on hand to update you on progress and answer any questions that you may have.

You will be required to sign a lease contract with Stockport Homes, and it is strongly recommended that you read this lease agreement and contact us if there is anything that you are unsure about.

Moving In

Congratulations on your new home!

If you are reserving a property off-plan, we will arrange a moving-in date with you as efficiently as we can once we have received handover of the keys. On the day, you will be greeted by the Home Sales Advisor who will talk you through the homeowner pack.

You can also rest assured that you have a dedicated point of contact with Viaduct; we will always be here to support you long after you have settled in.
